Islington – Listed Grade 2 - House refurbishment, rear extension and landscaping

Listed property remodelled and extended to the LGF to provide bespoke contemporary open plan living. Interior: Garden party wall reconstructed, structural steel to provide support to existing structure, glazed infill roof extension and full width bi fold door system to rear extension with the two aesthetically linked by a back painted glass panel. Structural works included repairs to the foundations and a new slab, opening up of the chimney breast, support and stiffening of ground floor. The vault beneath the pavement was repaired before waterproofing to house a new boiler, pressurised water storage and water softening plant. Wet under floor heating sits beneath a bespoke white resin floor with random scatter pink gold fleck to match spray finished kitchen units and panels.

Between the first floor bathroom and the LGF extension a void in the ceiling space has been dedicated to AV integration having been wired with CAT6e data, HDMI and speaker cable and a BT line for the broadband hub. Cables are distributed for multi room sound and multi room data transfer.

Bespoke kitchen, bespoke stone tops, LED rail and under counter lighting, appliances by Miele.

Notting Hill – W11 – Basement flat, Ground floor Retail, Upper flat with new floor roof addition

A substantial re-development of the property to include converting a disused basement into a self contained flat involving new slab, tanking, new service supplies, UF heating. The ground floor shop was reconfigured with a small reduction in square footage through demolition of a flying rear extension. The demolition made way for a rear courtyard garden at basement level and new build extension to the basement flat and the shop at ground floor. The shop front on Portobello Road was reformed to provide access to the basement and upper flat. The upper flat was re-configured to include the removal of a butterfly roof, building up to create a new 3rd floor within a mansard roof addition.

The site had many working constraints, the confined external space had shared boundaries with neighbours, Party Wall Awards were obtained on all boundaries to cater for structural works. Examples of structural works included, party wall underpinning and retaining wall supports to the rear Courtyard; front elevation below pavement structural works for support of Luxcrete pavement panels.

Logistical constraints existed through the location of the site, where site access for deliveries, waste disposal was not permitted from Thu – Sat due to market trading.

Middlesex – TW7 – House refurbishment, rear extension and landscaping

1930’s end of terrace property refurbished throughout and extended to the rear on the ground floor.

Interior: Ground floor installed with AV multi room and iPod integration to include wall docking. Significant thermal improvements made within original ground floor joist structure to facilitate bespoke aluminium, smoked glass bi-fold door system, wet under floor heating to ground floor that sits beneath a carbonised oak engineered board flooring. Kitchen tops by Dupont, LED lighting by Collingwood. First floor arranged as two double bedrooms, office and wet room fitted with thermostatic electric under floor heating.

Exterior: Bamboo and acer themed garden, bordered with smooth faced granite sets, sandwiched between newly laid lawn and decorative stone to compliment the rear extension.

Pimlico – SW1 - Lateral Penthouse apartment

The refurbishment consisted of stripping out of all fixtures, fittings and services and the removal of an existing enclosed spiral staircase. A new bespoke oak staircase with glass balustrades was built from the master bedroom leading to the en-suite.

Maida Vale – W9 – Semi detached 3005 square foot property

A substantial re-development of the property to include, demolition of ground floor dining room, kitchen and utility room. The property was extended to the rear with a new glass structure by Cantifix, at the front with new build over the existing garage to provide new bedroom and bathroom, and a loft conversion which provided two further bedrooms and shower room whilst also accommodating the boiler and the pressurised hot water storage for the property.

The new third floor provided a guest bedroom and bathroom, master bedroom with full width bespoke bi-fold doors leading to new terrace.

Freehold detached property within Conservation area, reconfiguration of internal floor plan and relocation of front entrance from first floor to ground floor, replacement and reconfigured mezzanine floor & access to roof garden, bespoke helical stairs in maple with glazed balustrade panels, new front entrance glazed canopy with split entrance door in oak. Regents Park – Grade 1 – Crown Estate property

SP Services: Pre Construction – Assembled and managed the design team on behalf of the Client to include specialist Heritage Architects, Basement Company, Structural Engineers, Service Engineers, Acoustics Surveyor, Security Consultants, Interior designers, Lighting designer, AV design and installers, Party Wall Surveyor.

The process included liaison with the Crown Estate Architects, the Crown Estate Managing Agents for the grant of licence for investigation works which were inspected and authorised during and after the works. Additional liaison with The Crown Estate Paving Commission, Camden Council, Highway Commission, Transport for London regarding site set up, access and logistics for site welfare, material delivery, waste control, noise abatement.

Fulham – SW6 - Mid terraced property – Side return and ground floor refurbishment

Removal of ground floor internal structural walls and one external wall, side return construction to party wall boundary to create a new live in kitchen dining room. New Keston boiler and Mega flow, new wet under floor heating to kitchen dining room, bespoke hardwood bifold doors leading onto new hardwood decking.

Turnham Green - W4 - Grade 2 Listed Building within the Bedford Estate Conservation Area

The works involved careful restoration and refurbishment work of both interior and exterior of the property. The external works included the raking out by hand of all pointing and renewing with lime mortar, eroded bricks and profiles replaced and replicated to originals by hand. Internally work included bespoke joinery, new bathroom and shower rooms, redecoration.
