We tailor our service to meet with the individual requirements of our client and the project. Following an initial client meeting and site visit we provide a comprehensive written proposal detailing our recommendations.

Pre Contract

We conduct our work alongside highly experienced professionals in order to prepare a project for tender.

Some of the key pre-contract services we offer are listed below:

  • Assemble & manage project design team (Architects, Engineers, Designers, Party Wall surveyors, Acoustic & environmental surveyors, Building Control) We manage the process that may include submitting Planning Applications, Listed Building Applications, Licence for Investigation works, Licence for alterations, Local Authority permits (street hoardings, scaffolding, skips, plant, bus stop relocations) – Consents from Managing Agents, The Crown and other property estates – Health and Safety – CDM Compliance arrangements
  • Scope of works
  • Preparation of project budgets
  • Sub contract package procurement (Kitchen, Conservatory, Specialist design and installers such as AV, security, lighting, joinery packages)
  • Pre contract programme of works (co-ordination and sequencing of the design team) Well structured pre-contract work is essential to provide the detail required of Local Authorities for Planning and Building Regulation compliance, it is also essential to provide all elements of the design to building contractors at the tender stage to ensure that accurate comparable pricing responses are received and that a project is well considered, designed and prepared for work on site.


Our written proposal will identify each of the areas of work required for the project.


Project Management


On completion of pre-contract work the project will be prepared for pricing purposes. We invite building contractors to tender; when doing so we consider the project size, complexity, duration and location for the tender.

Some of the key project management services are:

  • Issue of tender, tender analysis and presentation of contractors’ response to the Client
  • Review of the contractors construction programme
  • Preparation of appropriate JCT building contract
  • Fortnightly valuations of on site building work and Certification
  • Administration of work variations
  • Continual liaison and site meetings with main contractor, architects, engineers, designers, building control, sub-contractors, utility suppliers.
  • Ongoing monitoring of time, cost and quality of the work through frequent site visits and meetings
  • Preparation and issue of snagging list
  • At practical completion we arrange with Building Control for the Completion Certificate to be issued
  • Following Practical Completion the defects period commences (3 – 6 months). On expiry of the defects period we return to the property to inspect any items that may require the contractor to return arranging and managing this work as required.
  • Final certification and release of retention fund following contractors rectification of any defects.
