Construction Management: Absolute Accountability On-Site

At the construction stage, the emphasis shifts from planning to delivery, whilst maintaining control of quality, programme and cost.

Along with coordinating the team, my role here is to manage the contract and ensure the project is delivered in accordance with the agreed design.

Managing the build

A successful build relies on consistent oversight and clear communication.

I act as the central point of contact between the contractor, consultants, and specialist suppliers, ensuring information flows smoothly and decisions are made correctly on site.

I keep a close eye on progress, the programme, and potential risks, while also coordinating any client-appointed suppliers to align with the main construction schedule. When challenges arise, as they often do, they are addressed quickly and practically.

Regular site visits and structured meetings help keep the project moving forward, with everyone aligned and working to the same plan.

Quality and Site Control

Maintaining quality is at the heart of the construction process.

As work progresses, I review materials and workmanship to ensure everything reflects the design intent and agreed standards. Regular visits to the site support this, both planned and as needed, along with input from the wider design team.

Any issues are identified early and resolved thoughtfully, with ongoing snagging managed throughout, not just at the end. The aim is to maintain a consistent level of quality while ensuring all regulatory requirements are met.

Contract Management

The building contract underpins how the project is delivered and managed financially.

I administer this on your behalf, ensuring everything is handled properly and remains commercially controlled. This includes issuing instructions when needed, reviewing and agreeing on any changes to the work, and assessing their impact on both cost and programme.

I also manage contractor payments and monitor compliance with the contract, leading through to formal completion. This structured approach ensures that any changes are clearly understood and properly managed along the way.

Programme management

The construction programme is actively managed throughout the build.

I work closely with contractors to keep the programme realistic, up to date, and aligned with on-site progress. This involves regularly reviewing timelines, identifying potential delays to completion, and carefully coordinating the sequence of work. Particular attention is given to key materials or packages that require longer lead times. Where adjustments are needed, they are handled with a systematic approach to keep the overall project on track.

Financial management

Cost control continues throughout construction, building on the budgets established during pre-construction.

My role here is to maintain a clear and up-to-date view of the project’s financial position, ensuring everything stays aligned with the agreed parameters. This includes managing the commercial aspects of the main contractor and any specialist suppliers, and maintaining a live overview of all project costs from professional fees to construction and client-supplied items.

Any changes to the scope of work are carefully reviewed and clearly presented before decisions are made, so clients always have full visibility and control.

Compliance and coordination

Construction involves a range of regulatory and statutory requirements, all of which need to be carefully managed.

I coordinate this process to ensure everything is in place, from Building Control inspections and structural warranties, to health and safety obligations and any project-specific requirements such as service connections or temporary works.

This helps enhance the project's efficiency, avoiding unnecessary delays and ensuring everything is ready for sign-off at completion.

Completion

The final stage of construction is carefully managed to ensure a smooth handover.

I coordinate the completion process, including final inspections, snagging, and commissioning systems, ensuring everything is fully checked and operating as intended.

By this point, the project is ready to be handed over in a controlled, organised and considered way.

Construction is the careful delivery of a well-defined project. When managed properly, it ensures the original vision is realised, risks are controlled, and the outcome is delivered with confidence and clarity.

Direct Project Delivery

On selected projects, Steele-Perkins may take a more hands-on role, acting as Principal Contractor.

In this capacity, I lead the construction process directly while maintaining the same structured approach to programme, cost and quality. This is a considered option for certain projects and does not change my core role in representing your interests throughout.
