Post-construction is the phase in which the project is carefully brought to a close.
The focus shifts from delivery to completion, ensuring everything is finalised, documented and set up to perform well over the long term.
Completion and Handover
Practical completion marks the point at which the project moves from construction into use, but it is a carefully managed process rather than a single moment.
I coordinate this stage to ensure the property is ready for occupation, with all key elements in place. This includes confirming that the works are sufficiently complete, that building systems have been properly commissioned and are operating as intended, and that Building Control and relevant specialists have issued all required certifications.
I also ensure that all operations and maintenance information is compiled and handed over, so there is a clear record of how the building is designed to function.
The result is a smooth and well-organised handover, with everything in place for immediate use and ongoing management.
Final Account and Financial Close-out
Once construction is complete, the project's financial aspects are formally concluded.
I manage the agreement of the final account with the main contractor, ensuring that all costs are accurate and aligned with the work carried out. This includes reconciling the full project spend across contractors, specialists and consultants, and resolving any outstanding changes or commercial matters.
This process provides a clear and transparent financial position, fully aligned with the terms of the contract.
Defects Period and Ongoing Support
Although the project is complete, the contractor remains responsible for the quality of the works for a defined period following handover.
During this time, any issues that come to light are identified and addressed in a structured way. I coordinate this process, ensuring the contractor meets their obligations and any defects are properly resolved. Retention is held under the contract during this period, providing an additional level of assurance that any outstanding matters are completed as required.
Toward the end of this stage, I revisit the property to review any remaining items and coordinate their resolution.
Once everything has been satisfactorily addressed, I manage the release of the retention in line with the contract.
