Handover

Post-construction is where the project is formally concluded.
The focus moves from delivery to closure, ensuring the project is financially settled, fully documented and positioned for long term performance.

Completion and handover

Practical Completion marks the transition from construction to occupation, but it is a defined and structured process rather than a single event.

I coordinate completion to ensure that:

  • all works are sufficiently complete for occupation

  • commissioning of systems has been carried out

  • certification from Building Control and relevant installers is in place

  • operations and maintenance information is compiled and issued

This ensures the project is handed over in a condition that is both functional and properly documented.

Final account and financial close out

Following completion, the financial position of the project is formally concluded.

I manage:

  • agreement of the final account with the main contractor

  • reconciliation of all project costs across contractors, specialists and consultants

  • resolution of outstanding variations and commercial matters

This process ensures the project is financially accurate, transparent and fully aligned with the contractual position.

Defects period and retention management

Although construction is complete, the contractor retains responsibility for the works during the defects period.

As part of the building contract, a retention is held for a defined period, typically 12 months on projects involving structural works or new build, to ensure any defects are properly addressed.

During this period:

  • any defects are identified and coordinated for resolution

  • contractor obligations are monitored and enforced

  • more significant issues, if they arise, are addressed in a structured way

At the end of the defects period, I revisit the property to review any outstanding items and coordinate their completion.

Once satisfied, I administer the release of the retention in accordance with the contract.
