Preconstruction highlights risk and sets expectations for the whole project.
The decisions made at this stage influence everything that follows, and help reduce uncertainty.

My role is to guide this process and create a project roadmap that brings the brief, the team, the design, and the budget together, ensuring everything is aligned before construction begins.

A successful project begins with a solid foundation, which means discussing all aspects, including scope, priorities, constraints, and expectations.

I work closely with my clients to define the brief in practical, straightforward terms.

The brief allows me to put together a structured framework that includes the key risks, budget parameters, programme strategy and the procurement route. 

This creates a clear path for confident, informed decision-making as the project develops.

I bring together a carefully selected group of consultants, including architects, engineers and specialist advisors, specifically chosen to suit the scale and complexity of your project.

Once in place, I lead and coordinate the team, provide clearly defined roles and responsibilities and manage the flow of information between them.

This ensures a cohesive, well-managed team working to a shared vision from the very beginning.

Programme and procurement strategy

A clear plan for the project design timeline, including statutory approvals, tender and procurement stages, is established early to outline how the project will proceed.

At this stage, we can also provide clients with the anticipated construction duration, and I’ll define the most appropriate delivery approach to ensure a smooth, well-managed transition into construction.

Design development and cost planning

Design and budget are developed side by side, not in isolation. As the design progresses, I work with my clients to ensure information is consistently reviewed at key milestones. I also manage a structured process that means cost implications are clearly understood, and decisions are made at the right time.

The cost plan is continuously monitored and refined, ensuring the design remains aligned with both your vision and your budget.

Managing risk and decisions

A well-run pre-construction phase reduces uncertainty later on.

I maintain a clear overview of potential risks, including budget exposure, design coordination, and programme constraints. Decisions are carefully structured and supported by clear information, allowing you to move forward with confidence at every stage.

Preparing for Construction

At this stage, the project is fully coordinated and ready to proceed. After reviewing and selecting contractors and establishing the building contract, the last steps include finalising the design information and confirming the programme and cost benchmarks.

At this point, everything is in place for a smooth and controlled start on site.

Handled properly, pre-construction provides the detail for a successful build, reducing risk and ensuring the project is delivered as intended.
